Real estate in Chennai bucks overall trend

Chennai’s real estate sector appears to be swimming against the current of the industrial slowdown.
In the last couple of months a handful of deals estimated at over Rs 1,000 chore have been finalized within the city.

The sellers are either companies or high net worth individuals and the buyers, all of them, are Chennai-based constructors who have concentrated till now on the city’s suburbs and the peripheral areas, which are 20-25 km away from the city.

Some of the prominent deals in Chennai are Akshaya Ltd buying IFCI’s one-acre property in Nungambakkam for Rs 93.75 crore; Ceebros picking up the Atlantic Hotel property in Egmore, about 1.65 acres, for Rs 160 crore; and VGN bagging two properties — 1.5 acres from Tata Communications for Rs 195 crore, and a 10-acre parcel from HTL Communications for Rs 273 crore. One more deal, according to reports, has been finalised in Central Chennai on a similar scale.
The National Housing Bank’s residential property index gives an indication of Chennai overtaking other large cities in property pricing.
Pratish Devadoss, Managing Director, VGN, says in the city people in need of cash are selling land to take advantage of the buoyant prices.
Developers are on the look-out for prime locations within the city to meet the growing residential demand. “It is complementary,” he says.
T. Chitty Babu, Chairman and CEO, Akshaya, says the residential market has been showing steady growth in Chennai.
Within the city, rising land prices have induced companies to part with land.
Akshaya was primarily into joint development of property but from last year it has shifted focus and started acquiring land, he said.
Slowdown effect
Possibly, it is the slowdown in the industry that is pushing companies and individuals to sell land parcels that they have been holding on to for years.
The point is, according to a land dealer who did not want to be identified, until now, people did not choose to part with their land but with land prices soaring in the city, and in the backdrop of a lukewarm business environment, people are now willing to sell.

(Note: On April 23, 2013, a draft bill passed in Mexico greatly reducing restrictions on foreign buyers. Bill # 356-119 in the Chamber of Deputies, still needs approval from the Senate and a majority of the country’s 32 state legislatures to become law. The current restrictions as stated in Article 27 of the constitution that prohibits non-Mexicans from directly owning land within 31 miles (50 kilometers) of the coast and 62 miles (100 kilometers) of the nation’s borders. The new Bill significantly reduces these restrictions.)

In Belize, foreigners can purchase property with little restrictions. While corruption and scams are still common throughout Central America, when you do a little research on Google, Belize deals with excessive corruption issues that unfortunately includes the real estate market.

Honduras had a good decade of growth prior to the coup d’état in 2009, which since has caused many investors to pull back with fears of political instability. The U.S. state department web site says “citizens should exercise extreme caution before entering into any form of commitment to invest in real estate, particularly in coastal areas and the Bay Islands”. In terms of restrictions, there are a number and often differ from region to region complicating the process.

In El Salvador there are no restrictions on foreigners buying urban land but you should be cautious about property rights. The 2 major restrictions impeding real growth in El Salvador are no single natural or legal person, Salvadorian or foreign can own more than 245 hectares and rural lands and cannot be owned by foreigners except for industrial purposes.

Nicaragua land including beachfront property can be purchased without restriction in general but some local municipalities do have their own restrictions, however, a complicated title process makes it important to have a good reputable lawyer. There have been incidences reported even with the past 10 years of the government “confiscating” land from owners, but those tend to be larger, commercial related properties.

Panama has a fairly uncomplicated process and very few restrictions. Properties fall into one of two definitions, “titled” or “right of possession.” Foreigners can buy titled property but cannot purchase right of possession on the property, which is legally owned by the government. There is an exception in that on Panama’s mainland (not the islands as yet); right of possession property can be changed into a titled property. Unfortunately this process is at least a year long but does allow foreigners to own the land with right of possession.

In Costa Rica, the only restriction to foreign buyers is the Maritime Zone Concessions law also called the Costa Rican Concession property law that applies only to beachfront property. In Costa Rica, 95% of beachfront property is considered concession and covers the first 50 meters measured horizontally from where the high tide falls.

Former church turned holiday home for sale

MEMBERS of the Bell Shakespeare Company trod the boards there, it was used for a Quiksilver photo shoot, and a host of well-known radio and TV personalities have used it to recharge their batteries.

It was also a dream home for Kylie Baxter, her husband and their two young daughters, both of whom loved the acoustics while they were learning to sing opera.

The Hobart-based family have owned the historic church at Newrybar, in the Byron Bay hinterland, for the past 11 years but with less time to travel north from their Tasmanian home, have decided to place it on the market.

Kylie, an ABC radio newsreader, and husband Glen Shackcloth, a commercial abalone diver, bought the historic 1911 church on impulse and set about a major restoration over several years.

They created a four-bedroom, two-bathroom accommodation facility for for tourists. "We are both fascinated by churches because of the architecture and, when we saw this old church for sale I flew up, had a look, and said: I'll buy it on the spot," Baxter said.

"It had a beautiful interior but we repainted the outside which was salmon pink, shipped in Tasmanian oak for the floors in the bedrooms and studio to match the loungeroom and did major landscaping on the gardens.

"It has a great creative energy, fantastic acoustics and lots of creative people have stayed there."

Ms Baxter said foodies loved the well-equipped kitchen and the nearby Gaia Retreat, owned by Olivia Newton-John, has been a big drawcard for people who indulge themselves by visiting the day spa.

She said the church was also "incredibly strong" -- it survived a cyclone in 1942 without damage, while the community's Methodist Church was destroyed.

The church was closed and deconsecrated in 1973 as families started moving away from the region and the main church attendance shifted to Bangalow.

The couple's passion for church buildings also led them to buy and renovate a romantic gothic sandstone church in West Hobart in 2002, which they also set up as a tourist accommodation business before selling it in 2008.

"We then tried to purchase a third church, in Strachan in Tasmania, but it didn't quite come off," Ms Baxter said.

The Newrybar church is less than 100m from the village main street and its famed Harvest Cafe and Deli.

Behind the church -- and linked by a covered walkway -- is a two-storey building with a downstairs entertaining space and open-plan bedroom upstairs.

The main hall features pressed metal ceilings and a huge lounge for entertaining.

The property is for sale at offers over $1.6 million and is being marketed by Nicolette van Wijngaarden of Unique Estates.

Dream old home place gets a lickety-split makeover - for $15,000

Everything must go. That thought drove me as I cleared out my parents' home of 50 years. Little did I know, once everything was gone, the real work would begin. The ultimate goal was to get the 1,700-square-foot California ranch house empty, fixed up and on the market by the end of March. I had a lot to do in four weeks. Empty, the old homestead looked even more tired than before. The furnishings had buffered the facts that the carpet had seen more miles than an infantry squad and the wallpaper was more dated than Betty Crocker's hairdo. I looked around the home I grew up in. Instead of seeing a refuge where I once tanked up on food, sleep, clean clothes and abundant parental love and advice, played hide and seek, and blew out lots of birthday candles, I tried to see it through a buyer's eyes.

According to Reuters, a national survey found 301,874 “zombie” properties spread across the US resulting from homeowners in foreclosure having vacated, resulting in so-called zombie homes for sale in Florida and other states where investors don’t need bigger pockets in order to pick up bargains.

Florida presently tops the list of zombie properties with more than 90,000 vacant homes involved in the foreclosure process, according to California based real estate information company, RealtyTrac.

Illinois and California ranked a distant second and third with approximately 31,000 and 29,000 zombie properties respectively on the list.

According to RealtyTrac vice president Daren Blomquist, another 10.9 million homeowners nationwide remain at risk because they owe more than their property is worth.

The plight of people who walked away from their homes not realizing that their names remained on the deed and that they were financially liable for taxes and other bills related to the abandoned properties was revealed by Reuters reporting.

In some cases, homeowners vacated after receiving a notice from the bank of a planned foreclosure sale, only to find out later the bank never followed through.

Zombie properties can be easy to spot as they deteriorate into neighborhood eyesores and havens for criminal activity.

While Florida leads in volume of zombie properties, Kentucky, with less than 1,000 zombie properties, leads in percentage, with zombies representing 54 percent of its total foreclosure inventory, Blomquist said.

Elsewhere, zombie properties in Indiana, Washington, Oregon and Nevada also comprise approximately 50 percent or more of the properties in foreclosure, according to the report.

On a brighter note, these zombie properties result in eventual deals for bargain hunting investors seeking to cash in while also helping to provide a viable solution to the current housing problem. Many instances of properties being sold for less than 50% of current value are being reported in across the country and zombie homes for sale in Florida and other states create a huge investment opportunity for beginner and experienced investors alike.

The former homeowner, Rita Crundwell, is now in federal prison. She was convicted of embezzling more than 53 million dollars over the course of 20 years from her long time employer, the City of Dixon. Crundwell was trusted to handle the City's finances.

"She essentially was making fictitious invoices," says Jason Wojdylo with the Us Marshals.

Cashing them in for herself and using the money to run her quarter horse breeding business and build lavish homes like this one. Since her arrest, US Marshals seized this house, 53 vehicles, a two million dollar motor coach and 400 quarter horses from more than a dozen states.

"Anything that she had that was a viable asset, we have seized and have liquidated," Wojdylo adds.

That money and what's ade from this home sale will go back to the City of Dixon taxpayers. In the end about 10 million dollars. US Marshals say, they use the power of forfeiture to send an even stronger message than jail time.

"We put people in jail all day every day... However putting people in jail is not enough, we must address the assets that are the proceeds of their crime or that are used to facilitate their crime and when we seize those and we forfeit those... it strips them of their ill gotten gain."

The 7,500-square-foot home on Santa Rosa Drive near Shannon Road includes lots of high-end finishes and a few low-end personalized touches from Wozniak, such as the initials "S" and "W" that were scratched inside a drawer in the music room, said realty agent Arthur Sharif of Sotheby's International Realty, who is listing the property. In a brief telephone interview from an airplane as he prepared to fly from Florida to San Francisco on Monday, Wozniak told this newspaper that he liked the original three-bedroom home when he bought it for more than $1 million about 1986. Los Gatos home for sale "I liked the architecture very much but the home kind of grew as my family extended," Wozniak said. With three children and three stepchildren, Wozniak added bedrooms, bathrooms, secret passageways through the walls for his kids and "turned one huge area into a playroom." He also connected the garage to the house. Suzanne Yost, past president of the Silicon Valley Association of Realtors who works for Alain Pinel Realtors in Los Gatos, said that marketing a home once owned by a celebrity like Wozniak "definitely drives interest. ... Two people have owned the home since Wozniak, who said it "now looks nothing like when I lived in it." At one point in 2008, the homeowner who followed Wozniak listed the property for $10 million. But Sharif said the owner "got caught up in the bad market of 2008 and went bankrupt." Then five years ago, Sharif's client -- a patent attorney from Detroit -- bought the house and its nearly 52,000-square-foot lot out of bankruptcy. The home has sat vacant since, with some remodeling work from the previous owner still unfinished, Sharif said. But flourishes of Wozniak remain. "Most of the interesting stuff is Woz's stuff," Sharif said. "He commissioned science museum folks from San Francisco to build a cave for his kids. The cave (or grotto) has a window into the koi pond and dual waterfalls. His kids must have been the most popular kids in the neighborhood." The attic includes a firefighters pole and firehouse-type stairs. The attic's ceiling is carpeted and inset with LED lights that give people the impression they're looking into the Milky Way galaxy, Sharif said. Otherwise, the property carries many of the usual touches of a multimillion-dollar Silicon Valley listing: European chef's kitchen; terraces outside every room; wall safes in most rooms; and 270-degree views of canyons, the sunrise and sunset and a nightly view of the city lights of San Jose. And don't forget the initials of Wozniak himself tucked inside a music room drawer.

This four-bedroom house over two levels was designed by Nikos Valsamakis, a Greek architect known for contemporary, minimalist structures. The rectangular concrete house, spanning 5,565 square feet, went up in 1989 in Politia, an upscale residential neighborhood in the northern suburbs of Athens.

The airy foyer has a skylight and a bay window that extends to the double-height ceiling. The floor here, as in most of the house, is made of Dionysos marble. “Maybe the whitest possible marble you can extract in Greece,” said Theo Bosdas, the managing director of Engel & Völkers Athens North, who has the listing. A hallway from the foyer leads to a large open room with a dining area and two seating areas, one with a fireplace. Each seating area is roomy enough for a coffee table, sofas and chairs. The space is flooded with natural light from a glass-paneled wall that slides open to a tiled terrace and a lawn with pine, medlar and olive trees.

The first floor also has a study with cherry shelving, a half bath, and a bedroom suite opening to the garden. The open kitchen has custom cherry and white ash cabinets, a white marble countertop, and an electric ceramic stovetop; the appliances are by Miele and GE. Off the kitchen is an informal dining area; a terrace with a barbecue can be accessed through a glass door.

A sleek white marble staircase leads from the foyer to three bedrooms, one of which was recently converted from a portion of the upstairs landing. The master bedroom has an attached bath with a Jacuzzi and Duravit fixtures, a walk-in closet, and glass doors that connect to a terrace. The second bedroom, too, has an en-suite bath and a sliding glass door to the terrace. The house has under-floor heating as well as a central unit; there is air-conditioning on both floors. The basement houses several utility rooms. An underground two-car garage has a passageway to the house. A low wall made of pale brown stones, along with cypress trees and rosemary bushes, circumscribes the lot, which has almost 10,000 square feet of space.

Politia is a tranquil suburban neighborhood sloped on a side of Penteli mountain. The area has well-regarded schools and sports facilities, including swimming pools, a private tennis club and an indoor soccer court. Shopping, from convenience stores to luxury boutiques, is within a 10-minute walk or drive. The center of Athens can be reached in as little as 45 minutes, by public transportation or car. MARKET OVERVIEW A severe recession compounded by a national debt crisis has had a profound impact on Greece’s real estate market. According to Mr. Bosdas, property prices have dropped an average of 35 to 50 percent since their peak in 2008. He said about 150,000 properties were sold annually in Greece from 2002 to 2008. “But in 2011, which are the latest figures, only 11,000 properties were sold,” he added, “so the market shrank by 95 percent.” Greece is therefore the perfect buyers’ market, as prices can now be negotiated and “cash buyers are kings.”

Kostas Dokimakis, a lawyer who owns Dokimakis & Associates on Syros, an island south of Athens, expressed a similar view. He too has seen a drop-off in prime prices on popular Greek islands like Mykonos, Santorini and Crete since 2008, although declines have not gone further than 20 percent. According to Mr. Dokimakis, on less touristy islands like Naxos, it is possible to buy a property for $60,000, which “gets you nothing on Mykonos.”

New property taxes imposed over the past few years, coupled with 30 percent unemployment and pension cuts, have forced some homeowners to put their properties on the market in “fire-sales,” said Arsinoi Lainioti, a lawyer who practices in Athens and in Boston, Mass.

WHO BUYS IN GREECE Most foreign buyers in Greece are from European Union countries and North America, according to Mr. Bosdas. Ms. Lainioti has seen that same demographic, along with South Americans, adding that the home buyers are generally “Greek-somethings,” as she calls them — people of Greek descent. There is a concentration of French and German buyers on the islands, and Russians tend to buy in Crete, Mr. Dokimakis said. Mykonos attracts buyers from all over the world, he said.

BUYING BASICS There are no restrictions for foreigners, except for a few select areas along the border with Turkey. For homes costing more than $104,700, a buyer is required to hire a lawyer, typically costing 1 to 1.5 percent of a property’s selling price.

The lawyer performs the title search, investigates any liens or claims, and finds a notary. It is also recommended that the lawyer hire an engineer to inspect the property and review the building permit.

Rory McIlroy sells dream luxury home in Ireland

The identity of the buyer and details of the sale price have not been disclosed, but the luxury five-bedroom property in the countryside outside Belfast has a new owner.

As the world number one prepared for his next tournament in the United States after sensationally walking out at last week's Honda Classic, estate agent Michael Rodgers confirmed McIlroy no longer has a permanent address on this side of the Atlantic.

He bought a palatial new 10.9 million dollar (£7.24 million) house with its own private dock in Palm Beach Gardens, south Florida, late last year and it is expected that he will stay with his parents at their home in Holywood, outside Belfast, whenever he returns to Northern Ireland.

Personal belongings, including artwork and memorabilia, are being cleared out of the house at Moneyreagh, Co Down, in advance of the new owner moving in after next month's US Masters at Augusta National.
