Real estate in Chennai bucks overall trend

Chennai’s real estate sector appears to be swimming against the current of the industrial slowdown.
In the last couple of months a handful of deals estimated at over Rs 1,000 chore have been finalized within the city.

The sellers are either companies or high net worth individuals and the buyers, all of them, are Chennai-based constructors who have concentrated till now on the city’s suburbs and the peripheral areas, which are 20-25 km away from the city.
Now they have bid for and bagged large land parcels in the heart of the city.
Big deals
Some of the prominent deals in Chennai are Akshaya Ltd buying IFCI’s one-acre property in Nungambakkam for Rs 93.75 crore; Ceebros picking up the Atlantic Hotel property in Egmore, about 1.65 acres, for Rs 160 crore; and VGN bagging two properties — 1.5 acres from Tata Communications for Rs 195 crore, and a 10-acre parcel from HTL Communications for Rs 273 crore. One more deal, according to reports, has been finalised in Central Chennai on a similar scale.
The National Housing Bank’s residential property index gives an indication of Chennai overtaking other large cities in property pricing.
Pratish Devadoss, Managing Director, VGN, says in the city people in need of cash are selling land to take advantage of the buoyant prices.
Developers are on the look-out for prime locations within the city to meet the growing residential demand. “It is complementary,” he says.
T. Chitty Babu, Chairman and CEO, Akshaya, says the residential market has been showing steady growth in Chennai.
Within the city, rising land prices have induced companies to part with land.
Akshaya was primarily into joint development of property but from last year it has shifted focus and started acquiring land, he said.
Slowdown effect
Possibly, it is the slowdown in the industry that is pushing companies and individuals to sell land parcels that they have been holding on to for years.
The point is, according to a land dealer who did not want to be identified, until now, people did not choose to part with their land but with land prices soaring in the city, and in the backdrop of a lukewarm business environment, people are now willing to sell.

In Mexico (although not technically part of Central America), there are a number of restrictions for foreigners wanting to own beach front homes and properties. To avoid this issues and complications you can buy into a residential/community “Trust Fund” that are ocean front, but they tend to be over priced relatively to the rest of Central America and even in North America.

(Note: On April 23, 2013, a draft bill passed in Mexico greatly reducing restrictions on foreign buyers. Bill # 356-119 in the Chamber of Deputies, still needs approval from the Senate and a majority of the country’s 32 state legislatures to become law. The current restrictions as stated in Article 27 of the constitution that prohibits non-Mexicans from directly owning land within 31 miles (50 kilometers) of the coast and 62 miles (100 kilometers) of the nation’s borders. The new Bill significantly reduces these restrictions.)

In Belize, foreigners can purchase property with little restrictions. While corruption and scams are still common throughout Central America, when you do a little research on Google, Belize deals with excessive corruption issues that unfortunately includes the real estate market.

Honduras had a good decade of growth prior to the coup d’état in 2009, which since has caused many investors to pull back with fears of political instability. The U.S. state department web site says “citizens should exercise extreme caution before entering into any form of commitment to invest in real estate, particularly in coastal areas and the Bay Islands”. In terms of restrictions, there are a number and often differ from region to region complicating the process.

In El Salvador there are no restrictions on foreigners buying urban land but you should be cautious about property rights. The 2 major restrictions impeding real growth in El Salvador are no single natural or legal person, Salvadorian or foreign can own more than 245 hectares and rural lands and cannot be owned by foreigners except for industrial purposes.

Nicaragua land including beachfront property can be purchased without restriction in general but some local municipalities do have their own restrictions, however, a complicated title process makes it important to have a good reputable lawyer. There have been incidences reported even with the past 10 years of the government “confiscating” land from owners, but those tend to be larger, commercial related properties.

Panama has a fairly uncomplicated process and very few restrictions. Properties fall into one of two definitions, “titled” or “right of possession.” Foreigners can buy titled property but cannot purchase right of possession on the property, which is legally owned by the government. There is an exception in that on Panama’s mainland (not the islands as yet); right of possession property can be changed into a titled property. Unfortunately this process is at least a year long but does allow foreigners to own the land with right of possession.

In Costa Rica, the only restriction to foreign buyers is the Maritime Zone Concessions law also called the Costa Rican Concession property law that applies only to beachfront property. In Costa Rica, 95% of beachfront property is considered concession and covers the first 50 meters measured horizontally from where the high tide falls.

Former church turned holiday home for sale

MEMBERS of the Bell Shakespeare Company trod the boards there, it was used for a Quiksilver photo shoot, and a host of well-known radio and TV personalities have used it to recharge their batteries.

It was also a dream home for Kylie Baxter, her husband and their two young daughters, both of whom loved the acoustics while they were learning to sing opera.

The Hobart-based family have owned the historic church at Newrybar, in the Byron Bay hinterland, for the past 11 years but with less time to travel north from their Tasmanian home, have decided to place it on the market.

Kylie, an ABC radio newsreader, and husband Glen Shackcloth, a commercial abalone diver, bought the historic 1911 church on impulse and set about a major restoration over several years.

They created a four-bedroom, two-bathroom accommodation facility for for tourists. "We are both fascinated by churches because of the architecture and, when we saw this old church for sale I flew up, had a look, and said: I'll buy it on the spot," Baxter said.

"It had a beautiful interior but we repainted the outside which was salmon pink, shipped in Tasmanian oak for the floors in the bedrooms and studio to match the loungeroom and did major landscaping on the gardens.

"It has a great creative energy, fantastic acoustics and lots of creative people have stayed there."

Ms Baxter said foodies loved the well-equipped kitchen and the nearby Gaia Retreat, owned by Olivia Newton-John, has been a big drawcard for people who indulge themselves by visiting the day spa.

She said the church was also "incredibly strong" -- it survived a cyclone in 1942 without damage, while the community's Methodist Church was destroyed.

The church was closed and deconsecrated in 1973 as families started moving away from the region and the main church attendance shifted to Bangalow.

The couple's passion for church buildings also led them to buy and renovate a romantic gothic sandstone church in West Hobart in 2002, which they also set up as a tourist accommodation business before selling it in 2008.

"We then tried to purchase a third church, in Strachan in Tasmania, but it didn't quite come off," Ms Baxter said.

The Newrybar church is less than 100m from the village main street and its famed Harvest Cafe and Deli.

Behind the church -- and linked by a covered walkway -- is a two-storey building with a downstairs entertaining space and open-plan bedroom upstairs.

The main hall features pressed metal ceilings and a huge lounge for entertaining.

The property is for sale at offers over $1.6 million and is being marketed by Nicolette van Wijngaarden of Unique Estates.
